<p><strong>Assistant Project Manager&nbsp;</strong></p>

<p>Daniel O’Connell’s Sons is seeking&nbsp;an&nbsp;Assistant&nbsp;Project&nbsp;Manager.&nbsp;Working under the direction of the Project Manager, this individual will&nbsp;be responsible for&nbsp;a variety of administrative functions of assigned construction projects&nbsp;including procurement of material and supplies, placing of subcontracts, processing&nbsp;of change orders, communication with clients, architects, and suppliers.&nbsp;&nbsp;This is a field&nbsp;position; the Assistant Project Manager works on-site&nbsp;daily.&nbsp;&nbsp;</p>

<p><strong>Essential&nbsp;Job Responsibilities</strong></p>

<ul>

<li>Initiate and&nbsp;maintain&nbsp;liaison with prime client and A/E contacts to&nbsp;facilitate&nbsp;construction activities.</li>

</ul>

<ul>

<li>Assist&nbsp;project management&nbsp;with&nbsp;financial&nbsp;management&nbsp;of projects, including&nbsp;Owner Pay Applications, Change Orders,&nbsp;and Cost&nbsp;Reports.</li>

</ul>

<ul>

<li>Provide quantity take-offs for change-order estimates.</li>

</ul>

<ul>

<li>Assist&nbsp;project management in securing subcontractor pricing.</li>

</ul>

<ul>

<li>Responsible for managing&nbsp;subcontractors and suppliers&nbsp;with regards to&nbsp;submittals,&nbsp;deliveries, schedules, availability of materials, pending estimates.</li>

</ul>

<ul>

<li>Visit supplier facilities, as&nbsp;directed&nbsp;and&nbsp;required&nbsp;to&nbsp;facilitate&nbsp;or expedite deliveries.</li>

</ul>

<ul>

<li>Assist&nbsp;management in producing meeting minutes, circulate copies to attendees.</li>

</ul>

<ul>

<li>Attend periodic meetings to coordinate progress and discuss changes and project issues.</li>

</ul>

<ul>

<li>Compile dates and prepare various periodic or special reports, as&nbsp;required.</li>

</ul>

<ul>

<li>Coordinate MEP subcontractor layouts and system start-up commissioning and produce as-built&nbsp;drawings.</li>

</ul>

<ul>

<li>Perform various aspects of document management, including distributing,&nbsp;managing&nbsp;and tracking RFI’s, ASI’s/CCDs,&nbsp;and field reports&nbsp;and&nbsp;maintaining&nbsp;accurate&nbsp;and up to date contract documents.</li>

</ul>

<ul>

<li>Reviewing,&nbsp;coordinating&nbsp;and tracking submittals, shop drawings and samples, and ensuring that the submittal process translates to the field.</li>

<li>Assisting with the enforcement of jobsite safety protocols; and helping to ensure everyone on site is aware of and following DOC safety rules and regulations.</li>

</ul>

<p><strong>Position Qualifications</strong></p>

<ul>

<li>In-depth&nbsp;understanding of all major construction methods and procedures.</li>

</ul>

<ul>

<li>Strong&nbsp;listening and&nbsp;communication skills, including the ability to resolve conflict.</li>

</ul>

<ul>

<li>Ability to&nbsp;identify&nbsp;and resolve complex issues.</li>

</ul>

<ul>

<li>Strong oral and written communication skills, capable of dealing with clients, vendors, architects,&nbsp;etc, in a&nbsp;professional manner.</li>

</ul>

<ul>

<li>Ability to create and support team morale.</li>

</ul>

<ul>

<li>A strong work ethic and a “can-do” attitude.</li>

</ul>

<ul>

<li>Detailed oriented and capable of multi- tasking.<br><br></li>

</ul>

<p><strong>Education &amp; Experience</strong></p>

<ul>

<li>Extensive&nbsp;knowledge of construction practices and procedures.&nbsp;&nbsp;</li>

</ul>

<ul>

<li>Four-year engineering degree or equivalent combinations of technical training and/or related experience.</li>

</ul>

<ul>

<li>3-5 years’&nbsp;experience&nbsp;in similar facility construction project&nbsp;management and related functions plus the willingness to learn and continuously improve processes are&nbsp;required.&nbsp;</li>

</ul>

<ul>

<li>Experience in&nbsp;supervisory&nbsp;role with a&nbsp;demonstrated&nbsp;history of&nbsp;decision-making/problem-solving skills are essential.</li>

</ul>

<ul>

<li>Proficient computer skills in Microsoft Office Suite, project management software (Procore&nbsp;or similar), accounting cost management software (Sage or similar), and scheduling software (Primavera or similar).</li>

</ul>

<ul>

<li>OSHA 30 Certification, LEED Certification, Lean Certification, CPR/First Aid Training is a plus.</li>

</ul>

<p><strong>Working Conditions&nbsp;</strong></p>

<p>The working&nbsp;conditions&nbsp;of this position requires the employee to work both inside and outside, traverse a construction site,&nbsp;utilizing&nbsp;stairs, ladders,&nbsp;etc&nbsp;and&nbsp;utilize&nbsp;personal protective equipment.&nbsp;</p>
