<h2>About Portal Warehousing</h2>

<p>Portal Warehousing (“Portal”) is a micro-bay industrial real estate platform providing flexible, small-scale warehouse suites for modern businesses and e-commerce operators. We acquire infill industrial properties and convert them into turnkey spaces (100–2,500 SF) equipped with dock-high loading, industrial zoning, and shared logistics infrastructure.</p>

<p>Our model allows tenants to operate professionally without long-term leases or significant upfront investment. As Portal expands nationally, we are hiring our <strong>first dedicated Accounting Manager</strong> to build the financial foundation supporting our next stage of growth.</p>

<h2>The Role</h2>

<p>Portal is seeking a hands-on <strong>Accounting Manager</strong> to own day-to-day accounting operations and financial reporting. This role is ideal for someone who enjoys building systems, improving processes, and operating in a fast-growth entrepreneurial environment.</p>

<p>You will oversee monthly close, reporting, budgeting, treasury, and AP/AR functions while partnering closely with leadership and operations teams. This position reports directly to senior leadership.</p>

<h2>Key Responsibilities</h2>

<h3>Accounting Operations &amp; Monthly Close</h3>

<ul>

<p>Manage day-to-day bookkeeping and general ledger accounting.</p>

</li>

<li>

<p>Lead timely month-end close and preparation of financial statements.</p>

</li>

<li>

<p>Perform bank, credit card, and intercompany reconciliations.</p>

</li>

</ul>

<h3>Financial Reporting &amp; Analysis</h3>

<p>Prepare monthly and quarterly reporting packages with variance analysis vs. budget and forecast.</p>

</li>

<li>

<p>Track KPIs related to property performance and operating margins.</p>

</li>

<li>

<p>Support management and investor decision-making through ad hoc analysis.</p>

</li>

</ul>

<h3>Budgeting &amp; Forecasting</h3>

<ul>

<p>Assist with annual budgeting and rolling forecasts.</p>

</li>

<li>

<p>Model cash flow projections and capital requirements with leadership.</p>

</li>

</ul>

<h3>AP/AR &amp; Treasury</h3>

<ul>

<p>Oversee accounts payable and receivable processes.</p>

</li>

<li>

<p>Manage vendor payments, tenant billing, and collections.</p>

</li>

<li>

<p>Monitor cash balances and support liquidity planning.</p>

</li>

</ul>

<h3>Systems &amp; Process Development</h3>

<ul>

<p>Implement scalable accounting systems, processes, and internal controls.</p>

</li>

<li>

<p>Prepare the company for audits, financing activities, and investor reporting.</p>

</li>

<li>

<p>Recommend best practices to support operational discipline during growth.</p>

</ul>

<h3>Asset Management Support</h3>

<ul>

<li>

<p>Maintain property-level financial models and operating statements.</p>

</li>

<li>

<p>Track leasing performance, occupancy, renewals, and churn metrics.</p>

</li>

<li>

<p>Partner with operations to evaluate property performance and identify value opportunities.</p>

</li>

</ul>

<h3>Lender &amp; Investor Reporting</h3>

<ul>

<li>

<p>Prepare monthly, quarterly, and annual reporting packages for lenders and investors.</p>

</li>

<li>

<p>Track loan covenants, reserve accounts, and compliance requirements.</p>

</li>

<li>

<p>Coordinate draw requests, financial certifications, and lender audits or reviews.</p>

</li>

</ul>

<h2>Qualifications</h2>

<ul>

<li>

<p>Bachelor’s degree in Accounting, Finance, or related field (CPA or CPA-track preferred).</p>

</li>

<li>

<p>4–7 years of progressive accounting experience; real estate or property management experience strongly preferred.</p>

</li>

<li>

<p>Strong knowledge and experience of US GAAP, accrual accounting, and month-end close processes.</p>

</li>

<li>

<p>Experience managing AP/AR, budgeting, and financial reporting.</p>

</li>

<li>

<p>Proficiency with accounting software such as QuickBooks, Yardi, AppFolio, or similar.</p>

</li>

<li>

<p>Advanced Excel and financial modeling skills.</p>

</li>

<li>

<p>Highly organized, detail-oriented, and able to operate independently.</p>

</li>

<li>

<p>Comfortable working in a startup or high-growth environment and building processes from scratch.</p>
