Senior Maintenance Technician - Cedar Rapids, IA

<p>Axis Builders, a division of AXIS Real Estate Investment Firm, is seeking a full-time Senior Maintenance Technician. The applicant’s responsibilities will encompass a wide range of tasks aimed at renovating, repairing, and maintaining rental units to ensure they meet high-quality standards and provide a comfortable living environment for tenants. They will be a full-time onsite presence at our Southview property.<br></p>

<p>Primary Responsibilities</p>

<ul>

<li>

<ul>

<li>LMA: Lead, manage, and bring accountability and support to our Southview maintenance team</li>

<li>Complete assigned maintenance and unit turn tasks according to schedule while providing friendly and professional service

<ul>

<li>Includes but not limited to painting, flooring replacement, fixture installation, minor carpentry, HVAC maintenance, electrical troubleshooting, replace appliances</li>

</ul>

</li>

<li>Document work performed and update work orders accordingly in AppFolio

<ul>

<li>Timely submission of receipts</li>

<li>Properly record hours on work orders</li>

</ul>

</li>

<li>Ensure property compliance with local housing codes and manage inspection readiness</li>

<li>Recommend and drive maintenance projects to completion</li>

<li>Communicate issues, parts required, and follow-ups to Coordinators and Office</li>

</ul>

</li>

<p>Secondary Responsibilities</p>

<li>Proactively suggest and implement preventative maintenance plans</li>

<li>Conduct routine inspections and suggest preventative maintenance and equipment improvements</li>

<li>Ensure all work is carried out in a safe manner to prevent accidents and injuries</li>

<li>Respond promptly to emergency maintenance requests, including after hours emergencies, to address critical issues and minimize disruptions for residents</li>

<p>Qualifications</p>

<ul>

<li>Proven experience in renovation, repair, and maintenance work, preferably in a rental property or similar setting.</li>

<li>Strong, comprehensive understanding of mechanical, electrical, plumbing, and life-safety systems<br></li>

<li>Strong problem-solving abilities and the capacity to lead crews and work independently</li>

<li>Excellent communication skills and the ability to interact professionally with tenants, property managers, and fellow team members.</li>

<li>Demonstrated commitment to safety and adherence to industry regulations and best practices.</li>

<li>Flexibility to work occasional evenings, weekends, or on-call shifts to address urgent maintenance needs.</li>

<li>Physical stamina and agility to perform tasks that may involve lifting heavy objects, working at heights, and navigating confined spaces.</li>
